Background of the Study
Housing affordability has emerged as a major challenge in urban areas across Nigeria, especially in rapidly growing cities like Kano. Kano, as one of the largest urban centers in Nigeria, has experienced rapid population growth and urbanization, leading to increased demand for housing. However, the supply of affordable housing has not kept pace with demand, resulting in a significant affordability gap for low- and middle-income households (Aliyu & Umar, 2023).
In Kano State, a growing number of people, especially in the urban areas, are struggling to find housing that is both affordable and suitable for their needs. Factors such as high construction costs, insufficient availability of mortgage products, inflation, and inadequate government policies have compounded the problem. The lack of affordable housing has forced many residents to live in overcrowded and substandard conditions or resort to informal housing arrangements. This study will evaluate the housing affordability challenges faced by residents in Kano State, focusing on the factors that contribute to the affordability crisis and proposing recommendations for improving access to affordable housing.
Statement of the Problem
Despite the growth in population and urbanization, housing affordability in Kano State remains a pressing issue. The increasing demand for housing, combined with high construction costs and limited availability of affordable housing options, has made it difficult for many residents to afford decent homes. While government policies and private-sector initiatives aim to address this problem, housing affordability continues to be a challenge for many low- and middle-income households. This study seeks to appraise the housing affordability challenges in Kano State, identifying the key factors that exacerbate the problem and offering recommendations for improving the affordability of housing.

Scope and Limitations of the Study
This study will focus on housing affordability in Kano State, evaluating the challenges faced by residents and the factors contributing to the affordability crisis. The limitations of this study include potential difficulties in obtaining reliable data on housing prices and affordability, as well as the complex nature of housing markets.
